may 8, 2008...q&a:Purchasers of Rhythm Avenue to receive keys to their properties.

Dear Dato' Lee,

At the hearing at the the Melaka High Court on Monday morning, the learned Judge granted our application to deliver vacant possession and keys to all parties entitled to it.  Our solicitors are in the midst of preparing the draft Order to be signed by the High Court.

In the meantime, we are proceeding to issue our final billings and letters of handing over vacant possession to all participating purchasers of Blocks A, B, C & the retail podium.  In view of the huge volume of letters and billings involved, we will be sending these out to purchasers/ end financiers in stages, starting today.  We aim to send out all these notices before the end of this week.  Purchasers will be given the keys to their properties upon the settlement of the final 5% of the purchase price and other related charges.

We express our gratittude again to you and your team for your tireless effort and support throughout the rehabilitation process.

Regards

It is good news indeed.

I don't have the copy with me right now, but I suppose in the S&P, the final 5% is disbursed by the banks(for those with loan) in 2 instalments of 2.5% each, 6 months after the purchaser taking over the vacant possession.

How about the sinking fund and other miscellaneous charges (if any)?

Some of us have just received the notice letter from PWC regarding the payment of miscellaneous charges like maintenance charges (6 months advance and 6 months deposit), insurance premium, quit rent, assessment and water meter, and also the final payment of 5% from our banker prior to the surrender of the keys to us.

There is no clear instructions for the place of payment.
It will be a hassle and inconvenient to drive all the way to PWC 1 Sentral office just to drop the payment. 1 Sentral is a highly intelligent and state-of-art building with first class security feature. You have to pass through many security checks before you can enter the lift to reach your target audience to settle your payment. I experienced this myself. Parking is another hassle.
PWC also did not assign a specific personnel to responsible for the miscellaneous charges collection.
Most of the senior staff are busy and no one attend to our needs.

I would suggest to PWC to set up a collecting centre in RA and specifically assign someone just to handle the payment collection. Cash and Banker's cheque payment should be given the key immediately and those cheque payment will be upon cheque clearance.

I believe after such a long gestation period, most of the 800 over buyers will be very eager to settle the final payment and get their key to their unit. We urge PWC to give us the final push to realise our dream to enter our unit.

Would PWC be kind enough to do their level best to fulfill our request.

Chin Chee Ping , Buyer.

I have just received the letter from PWC. It did not mentioned where we should make our payment - PWC office in KL or at RA. I assume the keys are at RA. I fully agree with Mr. Chin that PWC set up a cheque/bank draft collection centre at RA.

Dato', thanks a lot for your contribution in this revival. Now that the project is successful, why must someone trying to claim credit from you?

You should contact PWC directly on the place of payment.
In politic there are always a lot of pretenders.Important is that you all know.

Good news everyone. I was in RA this morning and glad to inform that all buyers can now make their payment at RA. However, the keys will only be handed over to you AFTER your bank has released the balance 5% to PWC.

All purchasers of Rhythm can now make their payments at 6th Floor Rhythm Avenue. PWC has placed their staff to assist all buyers.
