july 16, 2008...Q&A : Car park Rental ? - Rhythm Avenue

First of all I would like to thank all of you for the times & efforts  to help us & to make the rehabilitation ( rythm Avenue ) a successful one.
 
I'm one of the owner of Rythm Avenue , I have been informed to pay for the Car Park rental  @ RM50.00 per month ( to pay quaterly , & together with the 3 months  Security Charges )  ),  do you think  we shall pay  as requested ?
I just feel that isn't  it  that we shall  be entitle to 1 car park for each unit ?
 
I would appreciate if you could advise me & inform the latest progress ( if any ) .

This is a service apartment and I don't think you can find one that give you free parking.
We have fought for almost five years for the revival of RA. Just for RM50.00 a month and you are deprived yourself of a proper apartment living is rather sad.

At the end of the day, when the retail shop is open, we no longer can park our cars at ground floor. So, we can argue until all the cows come home, we still have to pay for the car park.

All the car park contributions will one day come back to the residents when we joint manage with them.
It is better to contribute now so that when we jointly take over the car park management, the car park is in tip top conditions.

There's an apartment project in Damansara Perdana with shop lots below which offer 1 free parking lot for free to each purchaser.

To some people, paying an extra RM 50 per month might be peanuts. I suppose Mr.Chin is one of those lucky people. Remember, apart from paying the parking fees, we still have to pay maintenance fees.
What with the rising cost of living (petrol, food, transport, etc). The maintenance fees should cover all expenses incurred in running the apartment and its surroundings.

If is pointless to fight for a free parking space, then why go to all the trouble of forming protem committee and JMB, etc ? I know forming these bodies is not just about the parking lots but it is one of the main rallying call for us to attend the meeting. Is it now fair to you to say to us "why you don't just pay the RM 50 and accept it" ? Yes we have fought for years to get the project revived; each of us have also contributed 15% extra of the purchase price of our hard earned money as condition for the revival of the project. Even if in the end we still need to pay for the parking lots; at least we can say "well we have at least tried our best".

Being sarcastic is not a way to foster good resident relationship. RM50.00 is not a peanut to me, it is my hard earned money just like anyone else. I am also subjected to the recent hike in cost of living. I pay maintenance too just like you.

I totally agreed with John.

We should know what we are paying. RM 50 per person per month for 1000 residence will add up to more than 1/2 million yearly. What will happen to this money on top of the rental?

All the income and expenditure need to be properly managed and accounted for. The setting up of the protem committee is a good move. We shall wait for the outcome instead of rushing to a conclusion.

I feel others should also give their comments and opinions instead of just a few of us. Do they feel we should be charge for using the parking lots ?

Parking lots is just like any other facilities (swimming pool, gym, hot spa, tennis court, garden, etc) in RA, meant for the residents to use and enjoy. We are entitle to it because we live there and we pay maintenance fees for the upkeep of RA.

Does the maintenance fees covers the upkeep of the parking lots ? If it does, why are we charge a fee of RM 50 per month to use the parking lots ? if the maintenance fees does not cover the upkeep of the parking lots, then the question would be "why not ?"
We should not be charge a fee for using something just because the agreement allows it. There must be a very good reason.

Isn't the parking lots part and parcel of RA ? Visitors may be charge an amount for using parking space but why should we the residents of RA be charge for using a facility ?

If we can be charge a fee for using the parking lots, following the same reasoning, we can also be charge a fee for using the swimming pool, hot spa, gym, etc. Don't you feel is absurd ?

Just sharing some of my thoughts.

With reference to the parking fees imposed by the developer of Rhythm, i have taken some action and along with the new sub committee on this matter.

The sub committee led by Mr. Andy has written to PWC seeking a meeting. Meanwhile, i have contacted the developer to discuss this matter.

We should be meeting all parties within this one week to find an amicable solution on this impass.

Will post the latest as we go along.
