Did anyone aware that PSSB the new developer who took over this project has no construction work in progress for nearly 2 months!?

Personnally I have went to PSSB subcontractor Ehsan Bina for an answer and have received advise that the reason work has stop is due to the public complains received by Ministry of Environment that the site has created pollution to the area and was given order by the Ministry of Environment to clear all wastes and dirts before re-start the construction.

In other hand, I have heard from a friend of mine that PSSB has not made any progress payment to its subcontractor and as at to-date amount owing is RM10.0million, hence the subcontractor has stop the work.

Would be much appreciated if someone could update us the latest status and site progress for NewGate 21.

It is very commendable of you to provide another avenue for the Newgate 21 buyers to share a common protal by introducing a new title "Newgate 21 Status" and for this I express my utmost gratitude. The current issue which was highlighted by Abby is indeed disturbing. I personally have called Yoga of PWC recently to ask on the matter and he mentioned that there was some issues between Pinggiran Setia and the subcontractors. Alas! the same issue again - non-payment by Pinggiran Setia to the subcontractors. Isn't this the same issue Solar Glow (previous developer) had? Is this a case of "pisang berbuah dua kali?". Haven't we learn any lessons from the past? How on earth did PWC identify Pinggiran Setia to be the developer then? I was made to understand that PWC's role is to manage the funds for this project. What happened to these funds? I would like to hear from PWC. I am not asking Dato' to do anything I understand that it is no more under your jurisdiction. We buyers are just leveraging on this portal. Maybe Pritpal and the committee could do their own investigations and report to the buyers what's happened. We'd rather hear from credible sources than making unfounded speculations. This is the least we deserve. On the speculation that work stopped due to orders from Ministry of Environment I certainly doubt this is true if any of the news reports on non-actions by the Ministry on much more serious environmental crimes are to go by. This is a simple case of dispute between Pinggiran Setia and the subcontractors which had victimised the buyers. We appreciate any party who can enlighten us further.

There is definetly a problem between Pinggiran Setia and Ehsan Bina over payment issues.

Eshan Bina plans to pull out due to non payment claim. Howvever, i was informed that PSSB also has been negotiating with another party to come in as a partner / contractor.

They are conducting the Due Dilligence now and we expect some positive news within 2 weeks.

Keep your fingers crossed.

Meanwhile let's look back on the issue of the car-park issue and we would much appreciate that you could set a clear pespective for every purchaser by calling for a meeting and look into the possible avenue to seek a legal opinion to settle and clear the doubt. i would suggest a poolled fund to seek lI strongly suggest Mr Pritpal to call for a meeting to solve this issue. We should not allow the new developer to exploit their interpletation of 'terms and conditions' to impose this huge element of cost on us. This terms and conditions should be construe as a standard management procedure and no element of cost should be imposed. Any cost element should be made known to us as buyers from day one. Let us deliberate on this and call for a meeting to discuss the possibility of seeking a legal advice and look for possible avenue in order to set a clear prospective.egal advice. Am I to believe that Ehsan Bina would just forget whatever payment was due to them and allow PSSB to engage another contractor? What if PSSB is locked into a long drawn out battle with Ehsan Bina and a court order is out to stop any progress on the construction until the dispute is settled (if this is at all possible). As for the parking issue, please don't bother about it yet... we are lucky if the condo gets completed at all. As it now stands it seems only divine intervention could do it :).

By the way, what has our new ADUN done, if anything at all? I WOULD URGE ALL BUYERS TO TAKE ACTION AND SHOW THEIR DISGUST AT THE NON-ACTION BY THE NEW ADUN DURING THE NEXT CASTING OF VOTES!! PLEASE USE OUR VOTING RIGHTS TO SHOW OUR DISGUST!

I will suggest that all buyers be patient. We have been all the while. This dispute between PSSB and Ehsan Bina is not likely to turn hostile. New party is already doing the due dilligence. Let the developer and contractor sort it out.

Kindly do not turn this issue as a political issue. This is issue between 2 companies and finally the buyers.

We are monitoring the situation.

Feel so sad to wait for new development for Newgate 21. What's the developer doing with our hard earn money? What is the latest progress?

According to Prtitpal, the committee is monitoring the developments of Newgate 21. Appreciate Mr Pritpal to update us buyers on the matter. I echo pheane on this request.

I was made to understand that PSSB has already concluded the MOU with a public listed company. I will know the detail within a week or two.

Im sure the other buyers agree that we appreciate your much awaited news. We would like to see Newgate progress as much as Rhythm Avenue has. Thanks Pritpal.

I personally called to PSSB last week. According to them, they waiting for court approval to change a contractor for Newgate 21 project. Their application was submitted 2 1/2 month ago and the procedure for approval will take not more than 3 month. So, wait for a week or two. Hopefully next 2 weeks they won't tell me to wait another a week or two.

We are not wise to invest our money on Newgate 21. Now..should be wise with our vote.

Absolutely correct! When we are helpless like this, the right party is not interested to help us. We must indeed use our voting rights wisely!! So fellow buyers/sufferers, you know what to do...

I spoke to Cik Hamzah from PSSB recently, according to her their application to change new contractor was rejected by the court so they've assign the previous contractor to restart the project again. According to her, the project will start in progress on this coming October 2007, which is within 30 days from now. Believe it or Not? Hope is true this time. Anyway wat is our Kinrara Adun doing ar? I think waiting to take photo again on press when the project really can complete....Big Joke.

Mr Pritpal, what say you? I know Rhythm Avenue is alomst completed la. But dont abandon us Newgate buyers. What is the Committee doing?

As for the Kinrara ADUN, truly I have given up hope. He might as well become a Hong Kong soap actor as far as I am concerned! He is more attracted to flashes of the camera than attending to his constituency!

I have been following your comments with interest.As I said before Newgate falls outside my counstieuncy.I had recently talked to Subra of PWC and discussed how to tackle the problem.
Firstly PSSB has not officially give up and hence PWC cannot move in yet.In my view if PSSB is unable to continue,then the bank,ie RHB should then takeover the project and appoint PWC as Receivers & Managers again.We then have to find another white knight to takeover and start the negotiations all over again.
I shall talk to YB Dr Kow about it.

I truly am appreciative of your honest intention to help the Newgate Buyers. As I said before, YB Kow is sending signals that he is not interested in the revival of the project. It's no use dragging an unwilling horse to the river if it's not interested to drink at all! On behalf of the buyers, I plead you to continue leading the revival of this long overdue project. Maybe it is unfair to expect YB Kow to continue with this effort halfway. Do get YB Kow's blessing if you need to as I am sure he will be ever willing to provide consent. You are truly our beacon of hope. Please help us recover our faith in the BN ADUNs.

Why must wait until the developer surrendered and the project abandone again then only PWC will react? Everybody knows the project have been stopped for so many months, why can't PWC query on the development? RHB bank is appointing PWC to be the Receivers & Manager, if they do not have the right to query so what are they for? Who doing the monitoring job? If all these are not PWC responsibilities, so tell me who to be responsible? Do they know we as the purchaser have suffered another 15% with the bank?

First of all, congratulations to YB and team, Pritpal and related team members who are now able to see the fruitful result and physical completion of Rhythm Avenue aka 19 Avenue.

As for Newgate21, well, apart from a good start earlier this year, we have yet to see any movements to date. I do ask the question why is that so and can only say that if we, as buyers, had cooperated at the start of the year, we could have at least seen the completion of the shopping podium and at least our blocks.

Well, what else can I say. I do hope that the developer, contractor and PWC has settled all matters amicably and will resume works soon.

With works resumed, I do hope that buyers are more cooperative and with the intent of getting the project going rather than the opposite.

As for 19 Avenue, there will be a lot of winners and some who did not cooperate initially will see the light now.

I do hope the same applies to N21 buyers soon.

What happen to Newgate 21? Even the tower cranes have been taken down? Any news about Newgate 21? Or anyone have informations about the project?

Is there any common site to discuss this Newgate topic now? The kinrara blog has been inactive and ineffective.

Pritpal - please update all of us. We are all still waiting what is happening to our hard earned money and if there is any chance to revive this project.
