Dear YB,

You are right ,all future projects should be 2 hectares per 1000 persons.

With the calculation we did we are still short of approx 150 acres(as we need today 270 acreas of open space+2/3 of the lakes in subang ria park) and hence therefore all future projects yet to start should have the approval withdrawn by MPSJ immediately. I agree with you that you cannot be retrospective as us cannot ask UEP to buy back some houses demolish them and make open spaces but going forward u can reject future proposals ie

a) The gazebo project.
b) All high rise condo's in SS16 not yet started should also be withdrawn.

There should be ZEROOOOOOOOOOOOOOOOOOOOO new projects anywhere in SS12-SS19.
This township is becoming a nightmare township with so many problems due to overbuilding, over crowding. poor infrastructure, poor maintenance, cars being parked practically in our bedrooms due to poor planning and not having a local plan(all the colleges concentrated in one area) etc etc.

We thank you for your support and pls carry this msg to the YDP, there should not be anymore projects or I believe the resident are reaching boiling point and cannot take any more of this position power.

Dear A S Gill,

The gazebo project and SS16 commercial projects were zoned for developments when SS12 to SS19 were approved by Majlis Daerah Petaling in 1970’s.  They are part of the Sime UEP land which they have subsequently sold some of them.

This means their layout have been approved much earlier.  MPSJ are now approving their building plans.  We cannot say no to their building plans if the layout plans have already been approved.

FYI, all the owners of the lands in SS16 had contributed around RM55 million to build the KFC Interchange (SJ West).  They have paid a couple of years ago and hence MPSJ have to honour with the approvals.  I believe Subang Jaya/USJ residents have enjoyed the smooth traffic of the formerly famous jammed KFC exit.

I agree with you there should not be any more new projects.  Hence MPSJ had rejected Subang Parade submission for condo in their nursery section.  This is because this plot was not part of Sime’s original approval in the 70’s.

I have also asked for a public hearing for a proposal to build high rise buildings at the former temporary SS15 market land.

Yours In Service,

Lee Hwa Beng
ADUN Subang Jaya
